Floor Maintenance Survey

We survey the floors to determine the floor type, use, location and it’s likely contaminants to determine the correct level of refurbishment and frequency of maintenance required, we provide cleaning and maintenance programs tailored to your specific floor type.

We provide maintenance services for all domestic, private and public buildings, hospitals, schools, canteens, medical centres, factories, industrial premises and retail shops, our maintenance services include: –

  • Initial cleaning and refurbishment
  • Regular weekly and monthly cleaning and maintenance
  • Periodic cleaning and maintenance (6 – 12 months)

Once the floor has been cleaned and refurbished you are automatically added our maintenance data base that will contact you when maintenance is due.

Floor Maintenance Services

It is very important to introduce a frequent maintenance programme to help protect and provide a long lasting and functional floor finish. We provide a cleaning and maintenance programme that restores the floor back to its original state. The frequency of the cleaning programme will be determined by the floor type, location, use, condition and the types of contamination it receives. Slips and trips are the most common cause of injuries at work with around 90% of these resulting in broken bones. As well as the human cost and suffering it costs industry millions of pounds every year. Floor cleaning is a significant contributor to slips and trips by both the cleaning staff and others. Legal actions following an injury are extremely damaging to a business as insurance only covers a small part of a resulting claim.

We produce reports detailing slip and trip control measures including cleaning and maintenance procedures, methods, equipment and materials required.

 

Cleaning processes should leave the floor surfaces dry and must not have any detrimental effect on the floor. Our work based cleaning and maintenance programme will maintain the slip resistance characteristics of the floor. It is important to produce a method statements and risk assessments before undertaking a cleaning and maintenance programme.

Health and Safety compliant we provide Risk Assessments, Method Statements and COSSH data sheets before any work starts. Most of our works are carried out during quiet or out of hours when pedestrians are not around. We agree on a programme of the works to make sure it does not conflict or disrupt the normal running of the premises.

Our experienced cleaning technicians will notify all relevant personnel on the day, lock off areas to pedestrians with barriers and cones, highlight any slip hazard areas, apply warning signs and signs detailing alternative routes, make sure the floor is dry before allowing access to those areas by pedestrians to remove any slip or trip hazard.

Daily & Weekly Maintenance

Sweep floors with a soft brush or vacuum to remove dirt and grit.
Use a damp (well rung out) mop with a pH neutral cleaner to mop the floors.

Annual Maintenance – Every 6 – 12 months

Polished floors will over time dull due to dirt and grit abrading the floor surface causing light scratches which reduce the reflective properties to the floor, we deep clean tiles and grout lines, diamond skin, diamond polish, powder polish and seal the floors to clean and retain their matte or high gloss finish.

 

Daily & Weekly Maintenance

Sweep stairs and floors with a soft brush or dry mop to remove dirt and grit.
Use a damp (well rung out) mop with a pH neutral cleaner to mop the stairs and floors.

Annual Maintenance – Every 6 – 12 months

Terrazzo over time will dull due to ingrained dirt and light surface scratches, we are able to refurbish the surface and appearance by using diamond honing, diamond polishing, powder polishing processes before finally sealing.

Communal Stairs – Every 6 – 12 months

Stairs require deep cleaning with special deep stone cleaners to remove the buildup of dirt ingrained into the surface. This maintenance process can only be done after the stair tread, risers and skirting have been diamond honed. An impregnating seal can be added to the stairs to help protect and repel oil and water stains.

Annual Maintenance

Oil & Wax Finish – Every 6 – 12 months

We burnish the floor with a high-speed rotary machine to remove dirt and smear marks, we apply new wax or oil coats and polish a floor to produce a satin or high gloss finish.

Lacquer Finish – Every 6 – 12 months

We clean the floor with a rotary machine and a floor maintainer to remove dirt, grease and smear marks. We also apply polish coats to protect the lacquered finish and produce a satin sheen or a high gloss finish.

Laminate Finish

Daily & Weekly Maintenance

We clean the floor with a rotary machine and a floor maintainer to remove dirt, grease and smear marks. We also apply polish coats to protect the lacquered finish and produce a satin sheen or a high gloss finish.

Help Protect Wood & Laminate Floors

Install door mats outside and inside rooms that lead to the exterior of your house to catch dirt.
Lift furniture, don’t drag it, use felt pads on furniture legs to avoid dents.
Avoid getting water on wooden floors, make sure to clean up any spills immediately.
Keep pet claws short to help prevent scratches to the floor.
High heels leave dents on wooden floors, take them off at home.

Annual Maintenance – Every 6 – 12 months (Subject to use)

Spray burnishing the floor to remove light scratches and dirt before applying new seal coats.

Full scrub, strip and re seal

Safety Flooring

Safety flooring has been manufactured to incorporated slip resistant properties and requires only deep cleaning, no seals should be applied.
