Terrazzo is a very durable, hard-wearing composite material consisting of different coloured Marble, Quartz, Granite and Glass chippings within a Portland or Epoxy-based binder.
Terrazzo stairs, walls and floors can be laid precast or in slab form, poured Terrazzo floors are cured and then ground down and diamond honed and polished to produce a Marble finish.
Problems with Terrazzo floors
The main problems with Terrazzo floor and stairs are dull and dirty surfaces, food and drink stains, pitted surfaces, mop slurry deposits, holes, cracks, chipped stair nosing and incorrectly applied emulsion polish coats.
We are usually called out when general cleaning doesn’t make a difference.
We understand that stairwells don’t command the most priority when it comes to cleaning budgets but getting them cleaned and maintained correctly will make sure the Terrazzo doesn’t require costly restoration and inconvenience in the future.
Terrazzo floor damage
General cleaning companies without the correct Terrazzo cleaning experience and equipment will use incorrect materials, abrasive pads and chemicals that will damage the Terrazzo.
These processes will help damage Marble chippings and concrete/resin surface, this results in holes and pits forming on the surface giving it, what we call an ‘orange peel effect’ when the surface should be flat and smooth.
This destructive cleaning process opens up the pores in the Terrazzo allowing it to become ingrained with dirt which is very difficult to remove by just mopping.
Cleaning companies without diamond polishing experience will opt to apply an emulsion polish to recreate a polished finish, unfortunately, this does not work and makes the Terrazzo look plastic, wears quickly and is difficult and costly to remove.
Once the Terrazzo has been refurbished we advise cleaning and maintenance to be carried out every 12 months and we provide document advice and guidance on the weekly cleaning processes to prevent the build-up of dirt and mitigate future restoration and inconvenience.
Terrazzo floor cleaning
The condition of the Terrazzo surface and its location will determine the cleaning and restoration process required.
We will use a multi-step mechanical process to deep clean the Terrazzo surfaces to remove ingrained dirt and mop slurry that accumulates around stair treads, risers and floor skirtings.
Once the Terrazzo has been deep cleaned we finish off by diamond grinding, diamond honing out scratches then we diamond polish and seal the Terrazzo on completion.

Terrazzo stair cleaning
Our experienced cleaning technicians will apply protection to other surfaces and will notify all relevant personnel prior to the work starting.
We lock off areas to pedestrians with barriers, highlight slip and trip hazards, apply warning signs and signs detailing alternative routes, liaise with employees, residents and the public specific to the project before making sure the completed surface is safe and ready to use.
Our Terrazzo cleaners can work out of hours, nights and at weekends to minimise disruption to the normal running of the building.
We are Health and Safety compliant and can provide all Insurance documents, Risk Assessments, Method statements and COSSH data sheets on request.
Terrazzo floor maintenance
When our team completes the Terrazzo cleaning and restoration, we will provide you with our ‘Natural Stone Floor Maintenance Guide‘ to make sure you’re able to clean and maintain the Terrazzo correctly, we will also add you to our floor maintenance list for the annual maintenance reminders.
Terrazzo maintenance frequency depends on the location and the amount of use it receives, we generally recommend Terrazzo stairs and floors are cleaned, polished and sealed every 12 months.
Regular cleaning and maintenance will keep the Terrazzo in good condition preventing costly restoration and inconvenience in the future.
