Commercial Limestone Floor Restoration in Ascot
A planned, two-phase programme repaired and restored 1,500m² of worn limestone flooring across two headquarters buildings—without interrupting normal working hours.
The brief
Create the specification, repair the damage and restore a busy commercial floor
High foot traffic and unsuitable cleaning and maintenance had left the limestone dull, dirty, discoloured, stained and scratched. Grout was heavily soiled, damaged or missing, while a number of tiles contained cracks and holes.
No specification had been supplied. Floor Polishing Services therefore assessed the floor and produced a condition report with recommendations before agreeing the programme and health-and-safety requirements with the client.
A controlled programme
Two phases, sequenced around the occupied site
Separating the repair work from the surface restoration allowed the floor to be prepared methodically before the honing, polishing and sealing stages.
Grout and limestone repairs
Missing and damaged grout was raked out and replaced. Cracks and holes in the limestone tiles were resin repaired and honed level in preparation for the wider floor treatment.
Cleaning, honing, polishing and sealing
The limestone and grout were deep cleaned before progressive diamond honing reduced etch marks, stains and scratches. Polishing and a final sealer completed the restoration.
The restoration process
From condition report to protected finish
Assess and specify
Survey the limestone, grout and traffic patterns, then document a suitable restoration approach.
Plan the sections
Coordinate evening and weekend access across both buildings, receptions, lift lobbies and seating areas.
Repair grout
Remove defective material and replace damaged or missing grout before surface treatment.
Repair tiles
Resin repair cracks and holes, then hone the repairs level with the surrounding limestone.
Clean and hone
Deep clean tiles and joints, then use progressive diamond honing to refine worn and etched areas.
Polish and seal
Develop the agreed finish through polishing before applying a suitable limestone sealer.

The completed project
A repaired and consistent finish across 1,500m²
The two-phase approach addressed the underlying grout and tile damage before the wider floor was deep cleaned, honed, polished and sealed. This produced a more coherent finish across the two buildings while allowing the headquarters to continue operating during normal hours.
Grout defects, cracks and holes were repaired before final refinement.
Reception, lift-lobby and seating areas followed the same approved process.
Evening, weekend and sectional working supported continued business use.
Common questions
Commercial limestone restoration FAQs
Can heavily used commercial limestone flooring be restored?
Many worn limestone floors can be substantially improved through a combination of repairs, deep cleaning, diamond honing, polishing and sealing. The surface should first be assessed and tested so the process suits the stone and its condition.
Can damaged limestone tiles and grout be repaired?
Cracks and holes in limestone tiles can often be resin repaired, while damaged or missing grout can be raked out and replaced. The repair method depends on the depth, movement and condition of the surrounding floor.
Can commercial floor restoration be completed outside business hours?
Where access and the building programme allow it, work can be phased around normal occupation. On this project, the restoration was divided across two buildings and completed during evenings and weekends.
Why diamond hone a limestone floor before polishing?
Diamond honing refines the limestone surface and can reduce scratches, etch marks and staining before the polishing stages. The required starting grade and final finish depend on the floor's condition and the appearance required.
