Works: Office block Terrazzo stair restoration, stair repairs, deep cleaning, diamond grinding, diamond honing, diamond polishing and sealing.
Tender Process:
We provided the client with a number of cleaning and restoration processes and carried out a number of sample cleans to show the best results for the Architect’s approval, once the Architect approved a restoration process we submitted our quote.
On winning the contract we agreed on a program of works with the client and supplied our Health and Safety file including all our operatives CSCS card details, insurance documents, method statements, risk assessments and COSSH data sheets.
Problem
Dull, dirty, discoloured and heavily scratched, pitted and damaged Terrazzo stairs, floors and landings due to years of neglect, improper cleaning and heavy foot traffic.
The Terrazzo stair cleaning and restoration needed to be carried out on a live construction site which required flexibility on our part to get the works completed on time.
Our works were carried out in stages working to a tight program with associated LAD penalties.
Working on one of two fire escapes, working around site scaffolding and other trades meant managing and diverting site staff while carrying out our works safely while providing full access to the fire escapes at all times.
Solution
We used a large team of men to carry out the works over a four-week period working weekdays, weekends and out of hours to complete the works on time.
We started by locking off work areas to pedestrians with barriers, applying warning signs and signs detailing alternative routes.
Using both our mechanical and chemical cleaning processes our Terrazzo stair cleaning team deep cleaned all landings, stair strings, treads and risers to remove heavy ingrained dirt and stains.
Our specialist team resin repaired and honed all cracks and holes with new Terrazzo chippings on landings and stair nosing.
Once all the repairs had been carried out, our team diamond honed out all the scratches before diamond polishing the Terrazzo to restore the original finish before applying a penetrating stone sealer on completion.
Once the restoration process had been finished the Terrazzo stairs were restored to the original finish.
Summary
It is important to have a well-maintained Terrazzo stair to maintain its original appearance, prevent slips and trips and provide a clean and healthy environment.
